The international buyer remains key: high-end boaters, yacht owners and sailing professionals seeking direct canal-to-sea access. They already account for 20–25% of deals; with friendlier boating logistics, the destination becomes even more competitive versus other Med residential marinas. The domestic buyer also gains a stronger case: second home with private mooring, remote work, and an outdoor lifestyle year-round.


Where we see the most upside

  • Post-bridge sections with wide canals and long berths: pent-up demand can activate.
  • Homes with double frontage (street + canal), ground-level terrace on the water and aligned mooring: maximum liquidity.
  • Renovated, energy-efficient, smart-home products: stronger premium long-let demand and capital preservation.


Ultra-prime on the canal?

Empuriabrava already records >€1–2m deals where plot, berth and design align. With the new clearance, expect more tailored prime projects for UHNW (contemporary villas with optimised dock, security, landscaping). Not a blanket boom, but more high-end schemes where nautical accessibility is best.
