Value per euro: the lifestyle multiplier

In the Côte d’Azur, prime apartments trade around €11,000–€20,000/sqm, and villas at €14,000–€33,000/sqm depending on address and sea access. In Monaco, €1m buys roughly 19 sqm.

On the Costa Brava, solid true seafront sits €4,500–€7,000/sqm, and many high-demand enclaves run €3,000–€4,000/sqm. Beyond accounting, this means more usable lifestyle: direct sea views, quiet coves, low-density beaches, legal moorings, or wine-estate masías at a far lower carrying cost.


Policy signals that steer sophisticated capital

Price alone doesn’t drive UHNWI decisions, but tax policy does steer. In France, second-home surcharges (up to +60% in many municipalities) raise the annual cost of a Riviera pied-à-terre. Spain — despite headlines over the Golden Visa ending — sends a more nuanced signal to Schengen-based Europeans: what matters is what your money buys in lifestyle. On that metric, the Costa Brava is gaining.


Evident market trend

In H1 2025, luxury transactions along Girona’s coast rose ~20%. Price growth that began in 2024 continues — still below Riviera levels, but on a clear upward path. Swiss and French clients keep repeating the same phrase: “value with character.”


Beyond bricks: connectivity, culture, yachting

Girona–Costa Brava airport has been adding routes; from many coastal spots, Barcelona is <90 minutes away. Add Michelin dining, a vibrant cultural scene and residential marinas with kilometres of canals and thousands of private berths. Walking from garden to deck in a few steps is a meaningful edge.


What Swiss & French buyers want in 2025

  • Genuine seafront: orientation, privacy, easy cove access.
  • Architecture with a story (masías, manor estates, Mediterranean villas) + energy efficiency and smart home.
  • Liveable plots (flat, landscaped, pool) enabling remote work and long family stays.
  • Berth-equipped assets (Empuriabrava and selected marinas).
