Knowing what a luxury home is worth is the starting point for any decision: selling, buying, renovating or planning your assets. In the prime segment, however, general statistics say little. Two properties on the same street can have very different values depending on their views, light or condition. Here is how a high-end property is valued and which factors weigh most on its price.

Market valuation and appraisal are not the same

An appraisal (tasación) is a technical report prepared by an approved firm, usually for a lender, and follows prudent criteria. A market valuation, by contrast, estimates the price at which the home could sell today between an informed buyer and seller. For unique homes, the two figures can differ significantly.

The method: real comparables and adjustments

A sound valuation starts from completed sales of similar properties in the same micro-area, not just asking prices. The value is then adjusted for each home’s differences: size, floor level, condition, outdoor space or building services. In the luxury market, where comparable sales are scarce, local experience and knowledge of transactions that are not always published are particularly valuable.

The factors with the greatest impact on price

Location and micro-location

Beyond the neighbourhood, the street, the block and the immediate surroundings matter: traffic, noise, shops, green spaces or nearby schools.

Views, light and orientation

Open views —of the sea, the hills or a park— and good orientation are among the most valued features and the hardest to replicate.

Outdoor space

Terraces, gardens and pools add considerable value, especially in the city, where they are scarce.

Condition, renovation and specifications

Asking price and final price
