Foreign investment

This last year, most of the investment came from funds that were looking for opportunities to acquire a large volume of properties at a good price. However, small investors also appeared in search of a second residence in which to spend their holidays and rent when they were out of the country.

The purchasing processes of foreign investors tend to be slower than normal, as they are mainly interested in new construction, which involves longer processes. The main investors looking for a second home include the British, French and Germans.

The municipalities of the metropolitan area such as Matadepera, Esplugues, Gavà or Castelldefels are also gaining momentum, where there is an increasing presence of French, Germans and Belgians.

Forecasts for 2022

Although, as in all sectors, the future of the real estate market will depend on the evolution of the pandemic, the forecast for next year is that foreign investment will be equal to or greater than the current one.

The main reason is that, by 2022, it is expected to return to pre-pandemic investment levels (2019), and an increase in investment as border and mobility restrictions are lifted.
